There
is an acute shortage of rooms in and around San Pedro as the growth in
tourism is greatly outstripping development. This shortage is all the
more acute among higher-end accommodations. The only accommodations
which are at all comparable to Caye Winds are consistently fully
booked six or more months in advance.
Capital Appreciation
The
real estate market in San Pedro has seen a remarkable and sustained
boom. From its humble beginnings as a quaint fishing village to its
recent discovery as a boutique tourist destination, real estate prices
have soared in and around San Pedro. The demand for properties shows
no sign of abatement. Being an island, however, the supply of land is
finite. Increasingly, resorts and developments are finding it
necessary to purchase land many miles up the coast from San Pedro in
order to find beach frontage.
Land
values are contingent firstly, of course, upon being on the water.
Values also trend much higher the closer land is to San Pedro. Caye
Winds is sited on land that is but three minutes from town by water
ferry. Other developments are as much as 45 minutes away from town by
boat. One of the other wonderful features of the Caye Winds property
is that it is, in essence, "gated" by virtue of its
geography; ensuring the comfort and exclusivity of its mansions for
generations to come.
It
should also be noted that it is quite difficult to even find homes in
Caribbean destinations. High land costs lead most developers to
construct multi-family units. There are precious few homes available
on Ambergris Caye. Of those, most are of very modest construction and
design. Such limited supply can only bode well for the long term
capital appreciation of your mansion at Caye Winds.
Whether
one wishes to avail themselves of the opportunity to rent out their
Caye Winds mansion or not, the revenue potential (particularly in
light of the lack of an income split with the developer) will only add
to their capital value as an income producing asset as well.
Taxation
Of
considerable import, are the attractive taxation laws of Belize.
Through a properly constructed income or family trust, an
International Business Corporation (a corporate vehicle offering
anonymity of ownership), or through other tax planning strategies you
can lawfully defer or avoid tax consequences in your country of
origin. Within Belize there is NO CAPITAL GAINS TAX and rental
receipts are taxed at 1.75% of your gross.
