Selling a home is more than just putting a sign in the front yard. Curb appeal is just as important as the layout of the furniture.

1. Don’t use an agent that has been in San Pedro for a short period of time because they will not know the island well enough to represent potential clients. There are very few street signs and no numbers on land or homes. The majority of the island is raw land. We get phones calls from other agents that do not know the island and ask about property that they have no clue as to where it’s located. It’s like the blind leading the blind. This is a huge potential for the new agent to show the wrong property, and waste a lot of valuable time.

2. Your agent should be bonded in some way by owning real estate and having long term ties with the community.  We have a lot of fly by night agents. They are here today and gone tomorrow.


Tim and I have been living in San Pedro since 1997. We know the island very well, own our own home and are well connected in the community.

3. If you are selling a home make sure that the potential buyer is able to view the property when needed. Being prepared to show at any giving moment could be critical. People are normally here anywhere from for 7 to 10 days and when they fall in love with San Pedro they are ready to buy. If your agent doesn’t know the island or the product well, you could lose the sale.

4. Being prepared: Your agent needs to be prepared at all times and approachable for clients and other agents. They need to have all the answers and be able to answer all questions.

5. Marketing and Advertising: Your agent should do all they can to market your property. It should look it’s best at all times. Checking on the property on a regular basis is very important to ensure that it is ready for show at ant given moment. Use a realtor that is in the MLS (Multiple Listing Service – representing sellers under a listing contract to widely share information about properties with other brokers) is a huge advantage. Make sure your agent is doing all they can do to make the sell happen. The details are what separates the good from the best.

6. Make sure your agent has all the tools for showing your property: Golf cart, boat, in some cases helicopter and plane. It is very important to have both a golf cart and boat on the island. There are a lot of areas you can’t get to by any other means than a boat. If you can’t get there, you can’t show it, you can’t sell it.

7. Setting the price – How bad do you need to sell? Things to consider: The market, neighborhood, and you budget. A good agent will be able to direct you in the right way and help set the selling price. If you over price your property expect it to stay on the market longer than it should.

8. Do you need to rent while selling? You need to figure out if you can leave the property vacant while selling. Sometimes a home can look cluttered if you have renters and can hurt the sell. Rents can get in the way and hurt more than they can help. We have had renters that have talked down properties because they didn’t want the house to sale and have to move.



9. Getting rid of personal items and clutter is very important. If a house has to much furniture and clutter it will look like there is not enough room for the potential buyers belongings. This is a problem when renting.

 


10. Staging the living space. First impressions are everything. What you see when you walk in the door will set the tone for the rest of the showing.

11. Sometimes it takes money to get a place ready for show. Can you afford to do upgrades before selling? Painting is a very easy and a cheap way to spruce up your home. Little things like fixing any broken molding, light fixtures, ceiling fans, broken tile, outlets, ect., anything that is visible to the eyes should be address first.

12. All cabinetry, fixtures and appliances should be the best you can afford and in good shape. Make sure the best features of you house stand out.

 

13. The place should be bright and airy. Do all windows open? Is there a view of the water? Make sure that the view is accentuated.

14. The seller and/or renter should not be around when the house is being shown by agent. The seller will let their personal feelings get in the way. The agent is neutral and will let the buyer form their own opinion.

15. Offer financing when possible. If you can offer financing it will help expand your listing to more buyers. You should consider this before you put your property up for sale and have a general idea of the terms that you would want as for as  how much down, payment plan, interest rate, and timeline for payoff. 

 It is a buyers market expect to be flexible and negotiate. !!!

Home Buying Guide For Belize

When buying in a foreign country you need to ask lots of questions.


Are you buying a home already built or do you plan on having one built for you? Either way you should know the contractor and checkout what he has built before. How long has he being building, who has he worked for, ect. Talk to people that used a contractor and see who would best fit your needs. See if they are happy.

Is this investment long term or short term?

Do you plan on occupying the property right away? Do you plan on renting it out?

Do you NEED to make income from your purchase right away? If so make sure that you know what you are getting yourself into.  Not all investments are going to bring in the cash flow you might expect. 

1. Evaluate-

Where are you coming from? What do you expect? How long do you plan on keeping your investment?

Just remember not all investments are going to make you a positive return on your money in the short term.


Are there children involved?

Are you still young and plan on working?

Are you ready to retire?

2. Capital-

Will you need a loan on this investment?

Do you have enough capital to invest without running low on funds? Don’t forget to included closing cost which is 1 to 2%. There is a Stamp Duty Tax to the Government of Belize of 5% on the total purchase price after the deduction of the first US$10,000. Sometimes there could be other small fees so just make sure you understand everything you are paying for. For example, at closing the property taxes will be prorated. The fees for property tax is 1.5% and most property tax is based on 10 – 30% of the purchase price. The property taxes are due in April.

3. Shop Around-

Get to know the place, the people, and the way of life before you dive into a new adventure. San Pedro is pretty small so getting around and getting to know the lay of the land is pretty simple. Getting to know the people of San Pedro is very easy since most the people are very friendly. The way of life here is pretty simple. “No shirt, No Shoes, No Problem”.

4. Negotiate -

If you have a good negotiator you should be able to find something you can afford and not be strapped for cash.

Once the negotiations are done, the paperwork is signed and turned in, escrow is disbursed the keys are yours.

Few things to think about:

A. If you plan on renting, just remember; buying has it’s advantages:

     1. It’s yours and no one can tell you how to treat your investment.

     2. You can customize, remodel, add on, fix it up the way you want it to be.

     3. Instead of your money being put towards, all you money goes to your own investment not someone else’s.

     4. The money you have invested will come back to you in the end (equity),if you invest wisely.

     5. Owning is cheaper than renting, more fun and flexible.

B. Find out things like:

     1. What does your homeowners insurance cost vs. what it would cost here.

 

    

    2. What will you use for transportation? We drive golf carts and our insurance is US$31.50 per year.

     3. What do your bills run you per month? We live cheaper here than we ever did in the states.

     4. How much does it cost you to live? You could find yourself saving money, having fun, living on an island and not having to worry about keeping up with the Jones.  Who has the money these days to even try?

How to Choose a Neighborhood when buying a property on San Pedro Belize

STEP 1 — Write down the things you are looking for in the neighborhood.

When you come to the island what did you expect and where do you find your self living. Most people want beachfront. Beachfront can be a little out of reach (price bracket) for some. There are some great alternatives to beachfront. We have always been partial to living on the lagoon side. We don’t like the foot traffic you get, in some places, living on the beach.


Living on the lagoon you also get great sunsets.

In choosing the right place you need to consider:

**. Children. Do you have children or plan on having children? If so you may want to look for a neighborhood where there are other children, a school close by and walking distance to the beach.

**. What type of home are you looking for: Condo, house or villa. Do you want it in a commercial area? Would you like to live where you work. This is very convenient for several reasons. You would not have to commute to work, saves time and less bills.

**. How far are you willing to travel to get to town and work? this would mean you would need either a boat, golf cart or both. If you live close enough to town all you will need is a bicycle.

**. Do you want to buy something already built and move in ready or are you the type that would want to build and start out new. You can find some great bargains on the market today.

**. What is your lifestyle lacking? Having your boat parked in front of your house, taking long walks on the beach, eating dinner with friends and family by the sea. Dive and snorkel whenever you want. You can have all that here living in San Pedro.

**. Do you want to be able to go places on foot? There are so many great areas on the island where you can walk to any place you need to go.

**. Think about what you don’t want in a neighborhood, too. If you don’t like the late night noise and traffic, stay away from town. There are many places around the island where you are close to town but just far away to avoid the nightlife. 

STEP 2 — Finding the Right Area.

**. There are many choices on the island. All of them are unique in there own way.

The north side of the island is growing faster with more homes and condos than the south part of the island. When I talk about the north side I mean north of the bridge. The property values are more expensive, it cost more to build and it is more touristy.
The south part of the island past Pelican Reef, in my opinion,  starts to feel more homey. The land prices are cheaper and building would be more affordable. More and more people are starting to buy land and homes in that area.

The west side of the island is still very isolated, beachfront is very affordable and has the most beautiful beaches on the island.

Then we have the lagoon. There are still a few lots left and some homes on the water that are being sold at great prices.
There are some great neighborhoods from Escalante (not on the water) to San Pablo that is located on the lagoon.


STEP 3 — Gathering information.  Things you should know

 **.  What schools are available, and how close they are to where you want to live.

**. Tourist attractions: what does the island have to offer. Water sports, the Barrier Reef, nature and wildlife


**. Activities besides the tourist attraction: what is available for you and the children besides what the tourist would do.  On the island we have a fitness club that offer Aquafit Classes, bingo on Friday nights. Snorkeling, swimming, para-sailing, Yoga at Akbol, Lion’s Den with Bingo & BBQ, Crazy Canuck’s Beach Bar- Horseshoes and Live Music.

STEP 4 — Go with your gut. Does the neighborhood fit your lifestyle?

**. Remember your first impression.

**. Visualize yourself living on the island and in your dream home. Are you a jogger? Do you have dogs? Do you love to walk. 

**.  Stop, look and listen to the things around you. Is it a relaxing feel you get? Do you feel good about where you are? Don’t sweat the small stuff. Does the neighborhood fit your taste?

STEP 5 — Deciding on the right property. Once you have found the right area of the island you like now it’s time to find the right property.

**. How much do you have to spend. Some people will do owner financing. This could be an option for you. So if you find the perfect investment don’t rule it out if you are low on cash.This will give you more options when you have narrowed your search.

You will see a lot of articles out there on the internet that are filled with incorrect information. I have found a few myself. I just saw one today, that was brought to my attention, that said Non – Belizeans have to pay 15% stamp duty to the Government of Belize when they purchase property. This is simply not true. It’s not 15%, it’s not 10%, Non – Belizeans only have to pay 5% and the first $10,000 US is not counted. The article also said that you would pay 1-3% closing cost which is also not true. The closing cost is 1-2%.

The article also mentions Alien’s Landholding License – (everyone purchasing more than a ½ acre in a city or 10 acres in a rural area must first procure a permit called the Alien’s Landholding License)

Non-nationals of Belize can acquire land on the same terms as Belizean nationals, without the need for any license, save and except:

 

  1. Central Bank Approval
  2. In the case of national lands, an Alien’s Landholding license pursuant of the National Lands Act.

Property Taxes are very low in Belize

Taxes are very affordable. Most properties are taxed at 1.5% of the assessed value. Assessments are usually at 10-30% of the market value.

Belize maybe chic but it’s still affordable. When you do your research on the internet make sure you check more than 1 source. I see a lot of misinformation out there.

1. The People and communityLarge expat community. The people here are the most friendliest Tim and I have ever meet. This is the reason we choose San Pedro as our home. We love the island life and the Belizean people are the best in the Caribbean. A lot of people from the US have made San Pedro their home as well as people from Canada and from other parts of the world.  Some come down to work others retire here. There is a great retirement program for those 45 and over. You can choose to go this route as long as you don’t plan on working.

2. Laid-back lifestyleBelize is a free country that offers a laid back tropical lifestyle.

3. English Speaking – Most people are drawn to this area of the Caribbean because everyone speaks English.

4. Health Care – We have very good Doctors here on the island that have been trained in Cuba and/or the US. Tim and I have both had experiences with the doctors here and you can see from our older blogs just how happy we are with them. Doctors

Electric: (BEL) We have constant power unless of course routine maintenance needs to be done. Our power comes from Mexico. San Pedro is hooked to the Central American Interconnection System, the power runs through the country and then under water to the island.

Trash pickup:
Delivery: Most all hardware stores deliver materials to your door. Beer, water, soda, (Belize brewing Company) and chicken (Quality Poultry) can be ordered and delivered right to you.
Cable: over 100 stations for US$22
Propane or Butane:
Mail: Mail is not delivered. You have to go to the post office. If you do not have a P.O. Box you will most likely have you mail marked as “general delivery” and placed in a slot. This is part of the charm of the island. Once the Postmaster knows you he will have your mail waiting for you once he sees you coming. Gotta love it.  There is a pickup and delivery service on island that will take care of your mail for you. We also have Fed-Ex,  Post Office Ect. and others

6. Schools – (The Belizean school system is a loose aggregate of education subsystems. The system is based on British education and is broken into three levels: primary, secondary, and tertiary. Belizean children begin their eight years of primary education with two years of “infant” classes, followed by six “standards.” Secondary education is divided into four “forms.” Sixth form is a two-year post-secondary course, originally intended to prepare students for the Cambridge Advanced or “A-Level” examinations. There are plenty of schools on the island. The Belize literacy rate is over 90 per cent, one of the highest in this area.

7. The Barrier Reef: The largest barrier reef in the North-Western Hemisphere runs 190 miles long. It touches the Northern tip of the island of San Pedro somewhere around Rocky Point. It ends at the most southern point of Belize close to the Guatemalan boarder, and is about 1/2 mile off the windward side of town. It’s the second largest in the world. Without this Ambergris Caye would not be here. It’s a perfect place to snorkel.

8. Water Sports:
Fishing- Reef, Fly and Bone Fishing. There are some great business that offer fishing around the island. But I would try to find a local fisherman (word of mouth) because they have their own spots and know the waters well. I have friends that use the same guy every time they come down and always bring back tons of fish and have a great time fishing.

Sailing- Our favorite way to go sailing is on a catamaran with friends. You can go snorkeling or go for a sunset cruise.
Kite surfing- If your a surfer this is not Hawaii so our way to surf is with a kite. I have never tried it, but it looks fun and a lot of work. There are several places along the beach that offer Kite Surfing and will also give you lessons.
